The Mansard Roof

Shingles hanging almost vertically? Flat roof above the shingles and not visible? You probably found a home with a Mansard roof. Let’s break it down:

The flat portion: it can be constructed of many different products. Back in the day, it could have been tar and gravel; now products like TPO and modified bitumen membrane are often used. Key to this part of the Mansard roof is drainage. Whether it is internal roof drains, external scuppers, or tapered slope systems to gutters, a flat roof needs to have water easily removed to prevent pooling on the roof. Keeping the drainage systems operating (clearing drains, scuppers, etc. of leaves and debris) extends the life of any flat roof. The longer water ponds on a roof, the faster roofing products breakdown and allow leaks.

Cost guide: flat roof installation is approximately 2-4 times the cost of composition, sloped, shingled roof installation. Why such a variance on cost? There are many variables such as necessary insulation requirements, number of pipes and penetrations on the roof, HVAC units, and drainage issues. Also, maintenance of drainage systems can be a reoccurring expense. Keep the roof clean and it will last longer.

Mansard roof area: Almost any steep slope roofing product can be used for the shingled portion of the roof. Visual appeal usually dictates which product a builder, architect or homeowner chooses. Installation of these products is more complex than a walkable, easy, ranch styled shingled roof. The shingles are not laying on the roof; they are ‘hanging’ from nails or screws. This weight on specific points (the nail or screw) can result in the shingle ripping or breaking over time and falling to the ground. Mansard roof installations generally require strict adherence to manufacturer’s specs on WHERE the fasteners are to be used, and HOW MANY fasteners are to be used. When these guidelines are not followed, the shingles delaminate (come apart) and fall from the roof.

Cost guide: Shingle application on a Mansard roof often requires scaffolding or walk boards to allow the crew to hang the shingles. This can increase roof application cost verses average lower sloped, shingled roofs.

Buying a home with a Mansard roof: we recommend a full roof inspection by a qualified roofing contractor. Knowing the age of the flat roof portion and if it has been replaced with a full tear-off or only had product laid over it is key. Water testing the roof and drainage system is recommended.

Selling a home with a Mansard roof: while many homeowners hope buyers will not ‘find’ problems, we recommend the seller have a full roof inspection prior to listing the home. Often minor repairs can bring a Mansard roof a glowing inspection for a buyer, and large decisions like replacement, allowing funds for replacement, or discounting a listing price due to roof condition can be discussed between the seller and seller’s agent before negotiations.

3 New Year’s Resolutions for your Residential or Commercial Roof

Regular Inspection. One of the best ways of keeping your roof in good shape is to inspect your roof regularly. While foggy windows can happen as a natural consequence of different interior and exterior temperatures, fog can be a cause for concern because of condensation and the potential for water damage.

What is Condensation?

Condensation is a condition that occurs when water vapor in the air turns into a liquid. This happens on windows when the glass panes than the air around them. Condensation happens on other things made of glass, too, such as a glass of iced tea in the summer.

When Does Condensation on Windows Occur?

When condensation develops on your windows, conditions inside your home are usually warm and humid.

Is Condensation a Big Problem?

Halloween is one of our favorite holidays! You get to dress up, watch scary movies, carve pumpkins, and eat loads of candy! What's not to love? We want you to enjoy Halloween as much as we do at Scott Exteriors, so we have compiled a list of tips to keep you safe and make the most of this holiday.

Pumpkin Carving

Oversee children carving pumpkins and do not let young children use knives. Allow them to draw their designs on the pumpkin and then cut it out yourself.

Stop Birds from Crashing Into Your Windows

Thunk! The noise is almost unmistakable; a bird has flown into your window again. When this happens, sometimes the bird survives, and sadly, sometimes the bird does not. According to Bird Watcher's Digest, millions of birds die or are injured every year as a result of flying into the windows of homes or businesses. Here are some tips to help prevent birds from flying into the windows of your Carrollton home or business:

Relocate Birdfeeders. Birds that fly into windows are often the very birds that feed on the bird feeders located in your yard. One suggestion is to move those feeders away from your windows or even to move them closer to your windows. The reason behind this suggestion is that the move will change the flight path of the birds and may slow them down, so they do not hurt themselves.

Add a Distraction. Add a distraction to your windows by using bundles of branches, stickers, Mylar balloons, old CDs, or anything that can help break up the glass, so it does not appear as open space. Prevent Window Woes

Windows are an important part of your home. Not only do they serve in an aesthetic capacity, but they also have a functional use, too. Windows allow us fresh air inside our homes when we want it, but also help to keep the weather out of our interiors. Check for Rot

One of the most important things you can do to keep your windows in good shape is to maintain them. The best way to do that is to check for rot. Damage happens because when water seeps into your wall, it ruins everything in its path - including your inside trim work and even electrical outlets.

To check the health of your window sill, push down (gently!) and feel if it moves or is soft or cracks. If it does, you need to have your window checked for damage and rot.

The Window Itself

Hot enough for you? If you live in North Texas or have been here the last few weeks, the answer is probably a resounding "Yes!". It is hot out there, for sure. While you're sweating on the ground, your roof is getting pretty hot, too. But, how hot does your roof actually get and how can heat negatively impact your roof? We break it down for you in this blog.

Why Do Dark Roofs Get So Hot?

Ever notice when you move across a blacktop parking lot that it is significantly hotter than when you walk across concrete or grass? Blacktop parking lots tend to get hotter because dark surfaces absorb light (and heat). Like dark-colored paving materials, dark-colored roofs also absorb light – up to 90 percent of the sun's rays which means more heat in both the atmosphere and in your home.

So, How Hot Does It Get?

Depending on the roofing materials, your roof could experience in 90-degree conditions temperatures like this:
• Black asphalt roof - 140 to 190 degrees
• Unpainted metal roof - 140 to 150 degrees
• Painted metal roof - 105 to 115 degrees
• White or lighter-colored roofing materials 102 to 120 degrees
These are just temperatures in 90-degree conditions, and as we know, it gets much hotter in the DFW area!

Does This Really Matter to My Roof?

You may think that it really does not matter how hot it gets on your roof because you probably never go on your roof. While this is likely true, the interior of your home is affected by the temperatures on your roof. Remember what we said when we mentioned that black asphalt absorbs a large percentage of the sun's rays and converts them into heat? This heat does not just go into the atmosphere, it goes into your attic, and if your insulation is non-existent or not in the best shape, it means rising temperatures and increased cooling costs.

The sun's rays can also damage your shingles and other components of your roof, which means faster wear and tear and a shorter shelf life of your roof.

No Independence Day celebration would be complete without a fireworks display. But, fireworks can be dangerous if not used correctly, and if in too close of a proximity to your roof.

Tips to Keep You (and Your Roof) Safe This Fourth of July -

Read and obey your city’s laws regarding fireworks and their use. Many North Texas cities ban fireworks within city limits.
Understand the performance descriptions of the fireworks you are using and read their labels - before you light them. Do not use homemade fireworks or explosives.
You should take care to light fireworks away from crowds, building, and vehicles. While some asphalt shingles and roofing materials are fire resistant, others are not. Don't risk it; use caution. - Only allow responsible adults to handle and light fireworks. Do not let children light fireworks at any time.
Wear safety goggles and have a hose and a bucket of water nearby when lighting fireworks.
Avoid consuming alcohol when lighting fireworks.
Only light one firework at a time. Move away from the firework once lit. Be sure never to relight a firework that doesn't light. Soak the dud in a bucket of water and dispose of properly.
Dispose of your spent fireworks properly; wet them down and place in a metal trash can for disposal the next day.

While we know that cleaning your windows is not the most glamorous chore on your to-do list, and cleaning windows can be especially frustrating after you step back and notice all your hard work has resulted in streaks. If you follow these steps for streak-free cleaning, your windows will look great - and you may not have to clean them again until fall.

The Secret to Streak Free Windows

The secret to streak free windows is not expensive cleaning products. It is vinegar. That's right. Plain white vinegar that you probably already have in your pantry or laundry room. Here is a recipe for a window cleaner that will have your interior windows and mirrors sparkling and streak-free:

1/4 cup white vinegar
1/4 cup Isopropyl rubbing alcohol
2 cups hot water

Combine all ingredients in a spray bottle. Spray on your window glass, coating the entire surface, and wipe away with a lint-free cloth.

For cleaning exterior glass, you can also use white vinegar. Mix white vinegar and warm water in a 1:1 ratio and apply with a large sponge in a backward "S" pattern, starting at the upper left corner. Remove the solution with a rubber-bladed squeegee. Dry off squeegee in between strokes.

For especially dirty exterior glass, you can use a bucket of hot water with a squirt of dish soap. Sponge on, hose off, and then apply the white vinegar and water solution. Squeegee off.

After cleaning your windows, take time to dry off the edges of the glass and frame with a chamois cloth.

Ice Dams Can Cause Roof Leaks

We know that most winters in Dallas and North Texas aren't really all that winter-y. Some years, we may only get a snowflake or two (literally), and most of the time we have warm temperatures and very little precipitation. In other years, we end up with sleet, ice storms, and below freezing temperatures. When we have severe winter weather, it is a recipe for complications for our schedules, lives, and our roofs.

Freezing temperatures and precipitation can lead to a problem known as ice dams.

What is an ice dam?

An ice dam is a mound of ice that forms along the edge of a roof. Ice dams form because your gutter is the outside temperature (freezing) and your roof is warm from heat rising in the house. The warmth of your roof causes snow to melt, and the resulting water runs down the roof to your gutters. When the water makes contact with your freezing gutters, it turns into ice once again.

Upon freezing, the water expands to ice and pushes the ice back under your shingles. When the ice melts, it can eventually cause a leak.

Why are ice dams bad for your roof?

Ice dams cause damage by trapping water against your roof. This water can back up into your shingles - as far as 10 feet or more - and cause leaks in your home below. These leaks can damage your ceiling, walls, and floors and create thousands of dollars in damage.

Ice dams (and even icicles) can also weigh down your gutters and cause them to tear away from your home.

How can you prevent ice dams?

There are a few steps you can take to prevent ice dams from forming on your eaves. One way is to try and brush the snow away from your roof using a broom. Trying to remove snow can be dangerous work, so we recommend that you hire an experienced roofing company. If you want to do this yourself, only try if you can safely reach the roof from the ground. Be mindful of your gutters and watch out for any icicles on your eaves as they are dangerous if they fall.
